The Client is advised that conditions at the Residence may change between the date of the Inspection and the date one which the Client closes on the purchase of the Residence. Consequently, the Client is advised and encouraged to personally conduct, or to arrange for an independent third party to conduct a pre-closing “Walk-Through Inspection” of the Residence. This pre-closing Walk-Through Inspections should include, but not limited to, the heating/cooling systems and the land sprinkler system- weather permitting.
My goal is to provide you with detailed knowledge of the property so you are assured in making the right decision. This means I take the time to focus on details and communicate my findings with integrity and honesty. If mold is found in your home that was not present at the time of inspection, you are covered for remediation for 90 days or 22 days after closing whichever comes later. If a business states that it's registered as a corporation or limited liability company, we confirm that the company is in good standing in the state in which they operate. HomeAdvisor verifies the social security number of the owner/principal for identity check purposes. HomeAdvisor allows Service Professionals to post information about themselves and their business on their profile.
Our Services
Client may cancel the inspection at any time before the inspection date. A fee of $150 is due if the inspection is cancelled after the inspector is on site or if the Client fails to notify the inspector of the cancellation. The Client may cancel the inspection after the inspection begins for a reduced rate.

AHIT provides some of the highest quality education in the home inspection industry. We'll work with you to schedule your home inspection at a time that works well for you. Although we strongly encourage you to tag along, your presence at the inspection is not required. We have the experience and knowledge necessary to give you a clear look at the current condition of your home.

The Client acknowledges and agrees that the Company is not an insurer of any inspected or non-inspected conditions at the Residence. The Client acknowledges that the Company has explained that the home warranty plans are available which offer valuable protection against certain unforeseen repair expenses. Snow cover limits visibility and access to the roof, driveway, walkways, decks, and grounds.

We perform this screening when a business applies to join our network and, if the business is accepted, whenever concerns are brought to our attention. Except as provided in the Disclosure Section on page 2, a copy the Report will also be sent to the Client’s real estate agent, if any. The owner or principal of each business in HomeAdvisor's network must pass a background check. Unfortunately, we cannot perform a background check on every employee of a business—the background checks are performed only on the owner or principal. As always, we recommend that you conduct your own research on the businesses you hire, including making inquiries directly with the businesses regarding their employee background check policies.
We also provide services for commercial properties throughout Illinois and Iowa. We'll get in touch with you as soon as possible to confirm the date and get more information. If we can't fit you in on the date you've chosen, then we'll work with you to find an available date that fits nicely into your schedule.
We're committed to maintaining a network of trusted home service businesses, and those who don't meet our criteria will be rejected or promptly removed from our network. Due to the coronavirus pandemic, several government agencies and courts across the country have temporarily closed their offices. While HomeAdvisor will continue its background check program to the extent possible, these closures could prevent some background checks from being performed. Please be advised that, during this period, if we could not perform a background check, HomeAdvisor will allow the business into the network and match the business to consumers. As affected government agencies and courts begin to re-open, we will resume our program in those jurisdictions. As always, we encourage consumers to perform their own research, to the extent possible, before hiring any business.
As a part of our screening process, we encourage professionals to carry general liability insurance. Our non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report, complete with photos that include information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they are still in force. Buying a new house is scary, especially for first-time home buyers. Many problems can be hidden or require a trained eye to notice.
A home inspection is a visual examination of the home’s major structure, systems and components that are visible and safely accessible. Once the inspection is complete, you will be provided with an easy to read, detailed written report. The report will include pictures and descriptions of the findings. I will review the findings with you and answer any follow-up questions you may have.
Clients are free to take pictures, notes and ask question during inspection. The information revealed to clients during walk thru inspection will greatly assist client's buying decision. A home should provide security, comfort, and peace for your family – a place to relax and create memories. However, many houses have issues that may lead to expensive and time consuming repairs.
